Språkskrapan - Student Housing Co-living
Språkskrapan is central and campus-adjacent accommodation with space for 125 international students and researchers, close to the university areas around Näckrosdammen and Humanisten. The public transport hub Korsvägen is nearby, as well as green spaces such as Renströmsparken and Näckrosdammen. A short distance away, you'll find Götaplatsen, a large open space surrounded by some of the city's major cultural institutions, including the Gothenburg City Library, the City Theatre, the Gothenburg Museum of Art, and the Gothenburg Concert Hall.

Fault report:
If you need to report a fault in your room or apartment after moving in, please do so using the AVY ResidentApp. If you do not yet have access to the app, you can use this form.
Urgent faults outside office hours:
If there is an urgent fault in your apartment or building at Språkskrapan outside office hours (09:00–15:00), you may call Akademiska Hus on +46 10 557 24 24.
An urgent fault means a situation where people or the building may be at risk of injury or serious damage, for example a major water leak or a power failure.
Non-urgent issues that can wait until the next working day should be reported during office hours instead.
Important limitations
- This phone number cannot help with lockouts from your apartment.
- We do not offer any assistance with lockouts outside office hours.
If you are locked out of your apartment outside office hours, you will need to contact and pay for a locksmith yourself. The cost can be up to 10,000 SEK.
In many cases, a hotel stay may be a cheaper option. It is also a good idea to get to know your neighbours. They may be able to help if you need access to the building or shared areas.

What to bring
You need to bring your own sheets/bed linen and towel. All apartments are furnished with the basic necessities including kitchen utensils, pillow, duvet, and towels.
Smoking
Språkskrapan is a smoke-free housing.
Pets
Pets are not allowed in any of the apartments or rooms at Språkskrapan.
Internet/TV
Broadband (Wi-Fi) is included in the accommodation fee.
Broadband is included in the rent. Information about your Internet connection (how to register and set up) can be found in your room and shared area.
To connect to the internet, use an Ethernet cable with the wall socket in your room. A cable is not included but may have been left by the previous tenant.
If you wish to use WiFi, you must bring your own WiFi router or purchase one in Gothenburg.
Post and parcels
Each apartment or room has a mailbox at the main entrance of the building. Your name and apartment number will be automatically updated on the mailbox when your rental contract starts. You should not put a label or sign on it.

Letters and parcels that do not fit in the mailbox are typically delivered to a nearby service point, depending on the carrier (e.g. PostNord, DHL, Bring, or UPS). For details, please check the carrier’s website or app.
If you are sending a letter or parcel, visit the relevant provider’s website for information and nearest drop-off locations. For PostNord services, you can search for your closest service point here.
If you receive a letter that is not addressed to you, cross out the recipient’s name and address, write “Retur” on the envelope, and place it in a yellow PostNord mailbox.
Storage rooms
Storage rooms are not included.
Cleaning
Cleaning is not included. You are responsible for cleaning your apartment/room.
Cleaning equipment is available in the accommodation, but you need to buy cleaning products.
When you move out, the apartment/room must be left neat, clean and tidy. If the cleaning is missing or not approved, a cleaning company will be called in and the cost will be charged to the tenant.
Vacuum cleaners
Each large shared appartment (5-6 pers) has a shared vaccum cleaner.
Three vacuum cleaners are available on floor six in the lounge area for tenants in shared apartments for two people.
Please return them to the same place after use.
Household waste and recycling
Compostable and residual household waste should be sorted in the outdoor waste area, located to the right of the entrance.
In the recycling room to the left of the entrance, you can sort your waste into the correct fractions for plastic packaging, paper packaging, corrugated cardboard, glass (coloured and clear), metal, and batteries.
Elevators

Communal kitchen
Shared kitchens are equipped with basic cooking utensils and kitchenware. Read more about the equipment here:
Departure
How do I drop off my keys on departure?
The key drop-off box is in Språkskrapan. Put your key in the white box named ‘Key drop box’ mounted on the wall (between the blue post-boxes and the white key boxes).
How do I prepare for my departure?
You will receive instructions about what needs to be done via email 1-2 weeks before your departure date.
Communal rooms
Regardless of apartment type, there are social shared spaces in the building. There is also an outdoor patio with seating and a built-in grill station.
Laundry rooms
The laundry room is located at the top floor (attic level).
It is equipped with eight washing machines, four drying cabinets, and four tumble dryers.
Laundry slots can be booked using the digital booking screen outside the laundry room.
Electricity and water
Electricity and water are included in the rent.
The standard voltage is 230 volts AC, 50 hertz. Electrical outlets are type C and type F (Europlug/Schuko).
The electricity panel is equipped with a residual-current device (marked JFB, for Jordfelsbrytare). If the power goes out, check the fuses in the electric panel and switch them back on. First, check for any faulty appliances that might have caused the outage and unplug them.
Light bulbs, fluorescent tubes, and starters are considered consumables and must be replaced by tenants. If a lamp doesn’t work after replacing the bulb, submit a fault report.
Tenants are responsible for cleaning the drains in the bathroom. Instructional videos can be found here (turn on English subtitles):

Heating
The heating in the apartments is centrally controlled and adjusts automatically to the outdoor temperature. It switches on when the temperature has stayed below about 15°C for a full day, rather than on a fixed date. In early autumn the weather can change quickly between cold nights and warmer days, which means the system may need some time to reach the right level.
Radiators are not warm all the time, even when the system is working. They switch off when the indoor temperature is around 20°C and turn on again when it gets cooler. This is normal and does not mean that the system is broken.
Tips for keeping your home warm
Turn the radiator knobs fully up (anti-clockwise) to let the maximum heat through.
- Keep furniture and heavy curtains away from radiators so the heat can circulate.
- Do not close the ventilation vents – good airflow makes your home feel warmer.
- Close curtains at night and open them during the day to let in natural warmth from the sun.
- Use blankets, warm clothes or hot drinks on chilly days when the heating is adjusting.
If it feels too cold
Measure the temperature in the centre of the room, about one metre above the floor. If it is colder than 20°C, please submit a fault report here, or via the ResidentApp.
Fire detectors
The fire detectors in the apartments are powered by a long-life battery. When the battery is low, the detector will emit a recurring beep every few minutes. If this happens, submit a fault report here, or via the ResidentApp.
Check the fire detector regularly to ensure it is functioning properly.
